Conditions of Access & Reservations


  • All reservations require a 30% deposit of the total cost of the stay, at the time of booking
  • The reservation is confirmed, when the full deposit of 30% has been received
  • Under no circumstances will you be entitled to the right to stay on the premises beyond the dates booked and accepted by the owner
  • On booking, the number of guests must be specified. If the planned number of guests is exceeded, the owner may refuse these additional guests. This refusal can in no way be considered as a modification or break of stay. So in the case of departure of a number of people, greater than those refused, no refund can be considered


  • Any cancellation or changes to the booking, must be notified in writing via email, addressed to the owner
  • Cancellation up to 30 days prior to the scheduled arrival date – 100% reimbursement of your deposit
  • If you do not show up before 20:00 on the scheduled day of arrival, your booking will be cancelled, and the owner will have the right to reallocate the room reservation
  • The deposit remains with the owner who reserves the right to claim the balance of the cost of the stay In case of interruption/changes to the stay, the total cost of the stay remains payable

Check In and Check Out:

  • Check-in time is between 16:00 and 20:00
  • Early or late check-in may be accommodated upon request and subject to availability
  • Check-out time is at 11:00. Late check-out may incur an additional fee.
  • At the time of your arrival and after the check in, we will complete some formalities together: photocopy of your identity card or passport (if not already done at the reservation) payment of the totality of the stay (cash or bank transfer), editing your bill, handing over the key to your room
  • The tax stay fee, is to be paid upon arrival
  • In case of the loss of keys and remote control entrusted to you, a flat fee of 50 € will be charged

Property Access:

  • No-one under the age of 18 years allowed, even if accompanied by their parents
  • Only patrons with a reservation are allowed to enter the premises, unless by the prior consent of the owner
  • Unfortunately due to the landscape and design of the property, access to CASA BRISA is not possible for people with mobility issues. If you have any concerns, please contact us before making a reservation
  • It is recommended to have your own vehicle to get to CASA BRISA, as public transport is extremely limited. It will also allow you to take full advantage of visiting the attractions of the region No off-street parking is available

Outdoor Areas:

  • The swimming pool is strictly reserved for guests and the owners of CASA BRISA. You may not invite unregistered guests to the property, without prior agreement of the owners
  • An outdoor shower is available to bathers. For hygiene reasons, it is forbidden to bathe without going under the shower. We reserve the right to prohibit access to the pool if hygiene conditions are not respected

Property Damages:

  • Guests are responsible for any damages caused to the property during their stay and will be charged accordingly


  • CASA BRISA is not responsible for any lost, stolen, or damaged personal belongings of guests
  • We are not liable for accidents, injuries, or illnesses that occur on the property

Environmental Concerns:

We are sensitive to safeguarding our planet and want to contribute to the protection of the environment by minimising the footprint of our hosting structure. Simple and uncompromising measures can do a lot

  • Avoid leaving the lights on unnecessarily
  • Do not waste water
  • Please do not dispose of anything other than toilet paper in the toilet. Other waste can be disposed of in the bins provided for this purpose

Additional Information:

  • As Casa Brisa has two resident French Bulldogs, no other animals are allowed on the premises
  • Zero Tolerance Policy: CASA BRISA has a zero-tolerance policy for illegal drug use on our premises. This means that any guest found using or possessing illegal drugs will be asked to leave immediately, and the authorities may be notified if necessary
  • No Smoking Policy: We have a strict no-smoking policy in the vicinity of, and in the guesthouse, which also includes vaping. We may permit smoking within the designated area outside, but it’s important for guests to use this area responsibly and not engage in the use of illegal drugs in these spaces. This policy is in place to ensure the comfort of all guests and to maintain a smoke-free environment.
  • Visitors have access to free Wifi. Illegal downloading is prohibited
